    After submitting your booking request, you will be directed to a secure portal to finalize your reservation details, including identity verification and payment information.

    Upon completing the verification process, we will reach out to you with a few questions regarding your trip to Provincetown. Following our review, and provided everything looks good, we will confirm and accept your booking.

  • The large driveway can accommodate up to 3 standard size vehicles.

  • ▪️ Guest will have exclusive use of the entire house and outdoor areas.

    ▪️ Keyless, touchpad entry. A code will be provided on the morning of your arrival.

  • ▪️ 100% refund up to 60 days prior to arrival.

    ▪️ 50% refund up to 30 days prior to arrival.

    ▪️ For stays longer than 28 nights: Full refund up to 30 days before check-in. After that, the first 30 days of the stay are non-refundable.

  • RENTAL AGREEMENT

    This Agreement applies to the Renter's stay at Property during dates indicated on the reservation, but also applies to any other dates which may be included if the reservation is changed.

    This Agreement applies to all members of the Renter's party no matter the age or affiliation. Renter acknowledges that Renter is responsible for sharing the Agreement, and its requirements, with all members of the Renter's party and anyone else permitted onto the Property by the Renter.

    [1.] TERM: The term of the Lease shall begin on the arrival date of and end on the departure date of for . The property will be ready for occupancy no earlier than on the arrival date and must be vacated no later than on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner.

    [2.] TOTAL AMOUNT: The total amount of rent, taxes and fees is payable at the time of booking.

    [3.] LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: . If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. Visitors of the Renter are not allowed to stay overnight at the property.

    [4.] NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger, or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 10:00 pm and 8:00 am. Renter and all guests agree to abide by all applicable parking restrictions and limitations.

    [5.] CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED ON PROPERTY. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items or structure that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. Indoor furniture and decor is not to be rearranged. If items are temporarily moved they must be replaced in their original position as soon as possible. Under no circumstances should Renter bring indoor furniture or decor outside and Renter is not permitted to move-in unauthorized furniture or decor.

    [6.] SMOKING: Smoking of any type is not allowed inside or outside on the Property, decks, patios or within 10 feet of the Property line. This includes but is not limited to, cigarettes, cigars, pipes, incense, vapes, or any other type of smoking device. A $500 penalty will be incurred if any sign or smell of smoke is encountered during the Renter's stay or within 30 minutes after check-out.

    [7.} EQUIPMENT USE: Renter, guests and visitors use of any, grill, beach equipment, fire pit, or any other equipment or amenity that may be within the accommodations or available on the property shall be at Renter’s sole risk and Renter hereby indemnifies the Owner and agrees to hold the Owner harmless from all claims, actions, costs and expenses, including reasonable attorneys’ fees, arising from any personal injury to the Renter, visitors or guests, and Renter shall be solely responsible for any damage caused by Renter, visitors, or guests.

    [8.] PARKING: On-site parking is restricted to the designated parking space in the Owner's driveway and is limited to one standard size passenger automobile. Vehicles must not exceed the size of a midsize SUV. For reference, vehicles larger than a Mazda CX-5 (or similar-sized vehicle) are not permitted to park in the driveway. Oversized vehicles, including large SUVs, trucks, vans, trailers, commercial vehicles, boats or recreational vehicles, are strictly prohibited and must use off-site parking at the expense of the Renter. Unauthorized vehicles may be subject to towing at the Renter’s expense.

    [9.] PET POLICY: One dog is permitted only with prior written approval and must be declared at the time of booking. A pet fee of $35 per night applies with no exception. No animals other than dogs are permitted. Dogs are limited to small to medium-sized breeds weighing no more than 35 pounds and should be at least 2 years old. Unauthorized pets are grounds for immediate removal and a $500 penalty. Renters are fully responsible for their dog and any damage, injury, or disturbance caused. Any unreported damage discovered after departure will be documented and charged to the credit card on file or via the OTA resolutions center. Failure to comply with this policy may result in additional fees, removal of the pet, or termination of the stay without refund.

    Renter and guests agree to the following policies when they bring an approved dog:

    - Dogs must be housebroken and under control at all times.

    - Dogs may not be left unattended in the home. When Renter leaves the home they must bring the dog with them or crate the dog in the house. Crates are the sole responsibility of the Renter. Owner can provide a crate for an additional fee.

    - Renter is fully responsible for cleaning any used or soiled amenities provided for dogs.

    - Dogs are not permitted on furniture or bedding. A $100 cleaning fee will be charged if excessive pet hair is found on furniture or beds.

    - Dogs must be rinsed of sand and fully dried before entering the home. Guest towels and linens may not be used for pets.

    - Dogs may not be washed in indoor tubs or showers; outdoor rinse areas only.

    - Renter must clean up and properly dispose of pet waste.

    - Dogs must comply with local leash laws and licensing requirements.

    - Dogs must be up to date on vaccinations; flea/tick prevention treatment is required prior to arrival.

    - Excess pet hair must be removed from the home before departure.

    - Renter is responsible for repair costs of any damage, including torn screens, scratched surfaces, chewed surfaces or soiled surfaces.

    - Aggressive, dangerous, or dogs with a bite history are strictly prohibited.

    [10.] NO ILLEGAL USE OF PROPERTY: No illegal or abusive use of the Internet access is allowed. Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. All Renters and visitors agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will be grounds for immediate eviction and cancellation of reservation. Renter shall be liable for any and all cost incurred by Owner, relating to illegal use of the Property, and a refund will not be provided.

    [11.] EVENTS: Parties and gatherings of more than 8 people are strictly prohibited. Unauthorized organized events are strictly prohibited.

    [12.] MID-STAY CLEANINGS: Bookings longer than 13 nights may require a mid-stay cleaning for each additional week or increment thereof, at the expense of the Renter. The online booking system does not automatically add mid-stay cleanings, so Owner will contact Renter after the reservation has been booked to confirm details.

    [13.] GOVERNING LAWS: All Federal, Town of Provincetown, and State of Massachusetts laws, rules and regulations apply to all Renters, guests and visitors.

    [14.] OWNER ACCESS AND RIGHTS: With reasonable notice, Renter shall allow Owner, Hosts or any designated party access to the Property for routine maintenance, cleaning, repairs, or inspection of the unit. Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.

    [15.] INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities and will hold Owner harmless with respect thereto.

    [16.] CANCELLATIONS: Renter may cancel at any time and the Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. If for any reason beyond the control of the Owner, the Property is unavailable, we may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.

    [17.] NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the Property.

    [18.] NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence.

    [19.] REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

    [20.] SECURITY DEPOSIT: The Owner reserves the right to request a refundable security deposit, depending on the nature of the reservation (including, but not limited to, the size of the group, the age of the Renter and guests, and the stated purpose of stay).

    [21.] HOUSE RULES: Renter must comply with all stated House Rules. Failure to comply with House Rules may result in immediate eviction, cancellation, and/or forfeiture of all monies paid without notice or relocation. Renter acknowledges they have reviewed the House Rules that are included in the Property house guide that's provided with check-in instructions and on-site at the Property. If Renter violates any House Rule, they forfeit the right and ability to leave a public review of Property and/or Owner. Owner may withhold all or part of Renter's deposit and monies paid if Renter fails to follow the House Rules, the Property listing or the Property house guide. If the cost of damages, losses, or missing items should exceed the amount of the deposit, Owner will pursue collection of the difference, notify AirBnB and/or pursue legal action.

    [22.] WITHHOLDING OR COLLECTING FUNDS: Cause(s) for withholding deposit or collecting additional funds include, but are not limited to: damage to premises or contents; missing or broken items; required excessive cleaning; not complying fully with departure procedures; smoke odors, damage or evidence of smoking; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of an animal without authorization; noise complaints after 10pm, neighbor disruption complaints; trespassing on neighboring properties; and unauthorized late check-out.

    By signing this Agreement, you acknowledge that you will comply with the terms of this Agreement, and each party assumes the responsibility for the obligations set forth herein.

    Renter acknowledges receipt of the House Rules.

    Renter acknowledges that they have read, accept, and agree to the terms set forth.
