We’re Jeremy and Chris. Two events professionals who started trading Washington DC for the Outer Cape back in 2009. Our pursuit of sunshine, one-of-a-kind beaches and a bit of revelry brought us to one of the most beautiful places on earth.
Through our work and travel, we’ve become obsessed with the art of hospitality. So, we set out to create spaces for others to experience quality design with functional comfort that’s rooted in a local narrative.

Arrival

Wellfleet has been drawing people in for thousands of years – first for its rich natural beauty, and now for its oysters, beaches, and galleries. One of the most historically and archaeologically significant areas in New England, Indian Neck pairs peaceful, tucked-away charm with calm harbor waters, sprawling tidal flats, and stunning sunsets.
With its proximity to the tip of Cap Cod, traveling in and out may include a variety of modes – planes, trains, automobiles, buses, and/or ferries.
Wellfleet is approximately two hours from Boston by car, and there are a number of options for other modes of travel, including:
BY FERRY
Two ferry companies offer seasonal service from Boston to Provincetown with high-speed options that cut your commute to 90 minutes. Ferry service is also available between Plymouth, MA and Provincetown. From Provincetown, a taxi, Uber/Lyft, or bus can get you to Wellfleet.
BY AIR
Cape Air service from Boston is a quick, 20-minute scenic trip with fantastic views of Boston and Cape Cod. Cape Air offers fast, frequent, seasonal flights between Provincetown and Boston, and Provincetown and New York. You can book Cape Air directly through their site or via JetBlue. From Provincetown, a taxi, Uber/Lyft, or bus can get you to Wellfleet.
BY BUS
Peter Pan Bus Company has regular, year-round bus service between Wellfleet, Hyannis (Transportation Center), Boston South Station, and Boston Logan Airport.

Once you arrive, take a moment to check the home for cleanliness and that everything is in good condition. If something doesn’t seem right, please report it to us in a message within 12 hours of your arrival.

The large driveway can accommodate up to 3 standard size vehicles.

The front door is equipped with a black Yale keyless touchpad lock. Your personal door code will be sent to you on the morning of your arrival.
To operate the lock, press anywhere on the keypad to wake the lock; the keypad will illuminate. Enter your code followed by the checkmark button to unlock. To lock, shut the door to latch and then touch the Yale logo.

Trash and recycling containers are located in the kitchen. When they’re full, please empty them into the outdoor bins on the driveway.
Additional trashbags are located under the kitchen sink.
Recycling should be loose and not placed in bags.

Quiet hours are from 10pm - 8am.
Please be respectful of our neighbors at all times. On a street with other houses nearby, it's important to be mindful of noise levels to ensure a harmonious experience for all neighbors.
Also, please be aware that noise from town travels throughout the neighborhood and it’s difficult for us to control any noise from our neighbors.

Each room has a split-system that provides air-conditioning and heat. All rooms must be on one or the other (some rooms cannot be on heat while others are on AC).
When the system is running, please keep all windows and doors closed to help them work efficiently. We also ask that you turn it off whenever you head out — it helps conserve energy and keeps our little slice of Cape Cod a bit greener.

Each guest at the Old Knotty is provided with one bath towel, one hand towel, and one washcloth (up to six guests). You’ll also find dark grey, bleach-safe makeup towels — please use those for removing makeup or skincare products.
During the warmer months, we also provide one beach towel per guest.
We ask that you treat all towels and linens with care. Makeup, face treatments, and tanning products can permanently stain fabrics, so please avoid using our white towels with any skin products. White bath towels are for indoor use only, and we kindly ask that you don’t attempt to wash stained items — we’ll take care of laundering everything after your stay.

How to Use the Fire Pit
Remove the rain cover from the fire pit and set it aside.
Locate the black gas tank enclosure; it’s behind the lounger to the left.
Open the lid and turn the gas knob to the left to open the gas supply. Note: The lid doesn’t have hinges, so please remove it carefully!
At the base of the fire pit, find the ignition knob.
Push it in while turning it slowly to the right.
You should hear a clicking sound—keep turning until the flame ignites.
Once lit, adjust the flame level using the same knob.
When finished, turn the ignition knob all the way off (left) and close the gas tank valve.
Let the fire pit cool completely before replacing the rain cover.
Safety
Never leave the fire pit unattended while lit.
Keep children, pets, and anything flammable a safe distance away.
Do not move or cover the fire pit until it’s fully cool.
Avoid using the fire pit during high winds.
Please do not roast marshmallows or cook food over the gas flame—trust us, it’s not that kind of fire.
If you smell gas or the flame goes out unexpectedly, turn everything off immediately and wait a few minutes before relighting.

We suggest locking your bikes securely to each other in the driveway. While we love seeing guests explore the Outer Cape on two wheels, we can’t be responsible for any loss or damage to bicycles or related equipment.

An apartment-sized washing machine and dryer are available for guests in the kitchen to the right of the refrigerator. We provide laundry pods and dryer sheets (normally located above the machines).

Water is a precious resource, please conserve it! Please do not dispose of foreign objects or personal hygiene products in the toilet.

During the warmer season, beach towels are provided in the bedrooms. Chairs & umbrellas will be provided in the outside storage shed by the trash cans. Please shake off / wipe down any sand before returning items to the shed. Do not use bath towels outside the house.

We are happy to host one well behaved dog with prior, written approval. No other animal types are permitted on the property.
Renter and guests agree to the following policies when they bring an approved dog:
Dogs must be housebroken and under control at all times.
Dogs may not be left unattended in the home. When Renter leaves the home they must bring the dog with them or crate the dog in the house. Crates are the sole responsibility of the Renter.
Renter is fully responsible for cleaning any used or soiled amenities provided for dogs.
Dogs are not permitted on or in beds. A $100 cleaning fee will be charged if pet hair is found in bedding
Renter must use the provided pet blanket if dogs are on the furniture.
Dogs must be rinsed of sand and fully dried before entering the home. Guest towels and linens may not be used for pets.
Dogs may not be washed in indoor tubs or showers; outdoor rinse areas only.
Renter must clean up and properly dispose of pet waste.
Renters and Dogs must comply with local leash laws and licensing requirements.
Dogs must be up to date on vaccinations; flea/tick prevention treatment is required prior to arrival.
Excess pet hair must be removed from the home before departure.
Renter is responsible for repair costs of any damage, including torn screens, scratched, chewed, or soiled surfaces.
Aggressive, dangerous, or dogs with a bite history are strictly prohibited.
Owner’s reserve the right to ask Renters to remove dogs from the property should they not be following the rules of the Pet Policy that’s outlined in your rental agreement.

If you encounter any maintenance issues during your stay, please text us and we will work to resolve the issue as quickly as possible. We have a maintenance team available to help.

In case you need them, user manuals for all appliances and electronics are in the living room by the board games.

The Samsung TV comes loaded with apps for your favorite streaming services. Simply choose the app you’d like to use and login with your own credentials for streaming.
We do provide access to Youtube TV for live channel viewing. Please see the next item below.
You can also cast to the TV from your own devices.
Please remember to logout of your accounts before departing.

To watch live tv channels we have provided access to YouTube TV. To watch, turn the tv on and once on the Samsung home screen scroll down to find the YouTube TV App. Click on the app and when prompted choose the account icon that says “Knotty”. You will then be taken to the homescreen of YouTube TV where you can select “live” at the top of the screen to view the guide.
Occasionally the Samsung tv will ask you to login to the Samsung account when trying to open the YouTube TV App. If that happens, simply choose the account that says “Jeremy” and it will take you back to open the YouTube TV App.

You’ll find one speaker in the living room and a portable Bose speaker [WHERE}.
To play music, connect to the Wi-Fi network and download the Sonos app on your device. Open the app and connect to our existing Sonos system. Once connected, you can play music from your own streaming services through the app.
Before you head out, make sure to sign out of the system.

To play a record, place it on the turntable before powering on. Gently lift the tonearm and set it on the outer edge of the record. The Sonos speaker in the living room will automatically detect and play the audio — if it doesn’t, select “Line-In” in the Sonos app.
Please handle the vinyl with care to avoid scratches, and return each record to its jacket after use. A replacement fee of $35 per record will apply for any missing or damaged vinyl.

There are devices that detect both smoke and carbon monoxide located in each of the bedrooms and one in the living area.

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN ACTUAL PROPERTY AT ANY TIME.
YOUR USE IS LIMITED TO THE TERMS HEREIN.
[1.] Only the specific Guest noted in the booking and in prior written approval from Host are allowed on the premises. Visitors and guests of the original booking Guest are not allowed to stay overnight at the property without the presence of original booking Guest. A violation of this House Rule will result in the immediate removal of all Guests (and any visitors) from the property without a refund.
[2.] There is no parking space with this rental. Parking of any vehicle type is strictly prohibited.
[3.] Your sole right to use the property begins at 3PM on the first day of your booking (check-in) and ends at 10AM on the last day of your booking (check-out), unless other times are approved in writing in advance.
[4.] Pets and/or animals of any kind are not allowed. This includes Emotional Support Animals and/or ADA complaint animals as the Property's HOA strictly prohibits this and host is highly allergic.
[5.] Smoking of any type is not allowed inside the Property, on the decks or within 20 feet of any exterior door of the building. This includes but is not limited to, cigarettes, cigars, pipes, incense, or any other type of smoking device. A $200/per day penalty will be incurred if any sign or smell of smoke is encountered during the Guest's stay or after check-out. Cigarette monitors are installed at the Property and Host will be remotely notified when smoke is present.
[6.] No illegal use of Property: No illegal or abusive use of the Internet access is allowed. Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. All Guests and visitors agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will be grounds for immediate eviction and cancellation of reservation. Guest shall be liable for any and all cost incurred by Host, relating to illegal use of the Property, and a refund will not be provided.
[7.] Events, parties and gatherings of more than 8 people are strictly prohibited.
[8.] Furniture and Decor: Indoor furniture and decor is not to be rearranged. If items are temporarily moved they must be replaced in their original position as soon as possible. Dragging furniture may result in scratches on the floor that will be considered Property damage. Under no circumstances should Guest bring indoor decor outside. Under no circumstanced should Guests move in unauthorized furniture or decor.
[9.] Bookings longer than 13 nights may require a mid-stay cleaning for each additional week or increment thereof, at the expense of the Guest. The online booking system does not automatically add mid-stay cleans, so Host will contact Guest after the reservation has been made to confirm details.
[10.] All Town of Provincetown and state of Massachusetts laws, rules and regulations apply to all Guests and visitors.
[11.] With reasonable notice, Guests shall allow the Property owner, Hosts or any designated party access to the Property for routine maintenance, cleaning, repairs, or inspection of the unit.
[12.] If for any reason beyond the control of the owner, the Property is unavailable, we may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.
[13.] Guests must comply with all House Rules. Failure to comply with House Rules may result in immediate eviction, cancellation, and/or forfeiture of all monies paid without notice or relocation. House Rules are stated in the Property house manual that's provided digitally with booking confirmation, again ahead of check-in and on-site at the property.
[14.] If Guest violates any of the House Rules they forfeit the right and ability to leave a public review of Property and Hosts.
[15.] We may withhold all or part of your deposit and monies paid if you fail to follow the House Rules in this agreement, the Property listing or the Property house manual. If the cost of damages, losses, or missing items should exceed the amount of the deposit, we will bill you for the difference, notify AirBnB and/or pursue legal action.
Cause(s) for withholding deposit or collecting additional funds include, but are not limited to: damage to premises or contents; missing or broken items; required excessive cleaning; not complying fully with departure procedures; smoke odors, damage or evidence of smoking; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of an animal without authorization; noise complaints after 10pm, neighbor disruption complaints; trespassing on neighboring properties; and unauthorized late check-out.
[16.] Guest’s or Guest's invitees, visitors, or guests use of any, bikes, beach equipment, fire pit, or any other equipment or amenity that may be within the accommodations or available on the property shall be at Guest’s sole risk and Guest hereby indemnifies the property owner and agrees to hold the property owner harmless from all claims, actions, costs and expenses, including reasonable attorneys’ fees, arising from any personal injury to the Guest or Guest’s invitees, visitors or guests, and Guest shall be solely responsible for any damage caused by Guest or Guest’s invitees, visitors or guests.
This agreement is in effect from the time and date of the confirmation of your booking.

We generally have a 3-night minimum for stays, which we find gives you the best possible experience even if leaving very early on the final morning.
Occasionally you may find 1 or 2-night stays available when there are booking gaps.

Before you go, please refer to the Departure Checklist below. There are just a few quick items that we ask you to help with. The cleaning team usually arrives just after your checkout time.
▪️The unit should be left as you found it — clean, tidy and in good condition.
▪️Take trash and recycling to the outside bins
▪️During the summer season please turn off the AC unit.
▪️Leave all bed linens in place.
▪️Leave bath linens and beach towels, and used pet blanket (if applicable) on the bathroom floor.
▪️Start dishwasher on normal cycle with any remaining used items.
▪️Check to be sure you haven’t left behind any personal items.
▪️Close and lock all windows and doors.
